Smart home sensors, and the leak shutoff that acts on them

Voice control is a novelty. Sensors are what make a house react on its own: the hallway light that comes on because you walked in, the valve that closes because the washer leaked.

Aqara motion and contact sensors are the best smart sensors for most homes, because they are tiny, last years on a battery and run locally on a Zigbee hub. Pair an Aqara leak sensor with the Valve Controller T1 for automatic water shutoff.

Size
Very small
  • These are the cheapest devices in a smart home and they do most of the actual automating — lights that come on because you walked in, not because you asked.
  • Battery life is measured in years, so a dozen of them is not a dozen maintenance tasks.
  • Small enough to sit on a door frame without anyone noticing, which matters more than the spec sheet suggests.

Skip this ifThey need an Aqara hub or another Zigbee coordinator. Hubless? Buy Thread sensors instead and check border router coverage.

  • It clamps onto the valve you already have rather than being plumbed in, so there is no plumber and no insurance question.
  • Paired with an Aqara leak sensor under the washer, it closes the valve on its own and sends a notification, so a burst hose becomes a wet floor rather than a ruined one.
  • Through the Aqara hub it appears in Apple Home, Google Home, Alexa and SmartThings via Matter, so the shutoff can sit inside whatever app the house already uses.

Skip this ifIt needs an Aqara Zigbee hub — the M3 or the M100 — and the listing says it is not for outdoor valves. No Aqara hub and no plan to buy one? Look at a plumbed-in shutoff instead.

The leak sensor question

  • Water leak sensors — the Tapo T300 is the current pick on its own: it alerts your phone and sounds an alarm. It needs a Tapo hub, and it cannot trigger the Aqara valve, because the two belong to different systems.

If automatic shutoff is the goal, keep everything in one family: an Aqara hub, Aqara leak sensors and the Valve Controller T1. Aqara's leak sensor is on the list for the next round of listing checks.

Sensors you may already have

The Echo Dot (5th Gen) carries a temperature sensor that can trigger Alexa routines, and the Echo Show 8 lists presence and temperature among its Omnisense triggers. Neither replaces a door contact sensor, but both are worth knowing about before buying a room thermometer.

FAQ

Questions people ask

Do smart sensors need a hub?
Zigbee sensors, including Aqara's classic range, need a Zigbee hub. Thread sensors need a Thread border router. A few Wi-Fi sensors need neither but eat batteries much faster.
How long do sensor batteries last?
Coin-cell Zigbee and Thread sensors typically run one to two years. Wi-Fi sensors last far less, which is why they are rare.
Where should water leak sensors go?
Under the washer, under the kitchen and bathroom sinks, next to the water heater, and near the dishwasher. Those are the places hoses and fittings fail.
