Home upgrades
Smart home upgrades worth doing, and the plain ones that make them work
Not every useful home upgrade is a gadget, and not every gadget is an upgrade. This page ranks the smart ones by payoff and starts with the unglamorous work that decides whether any of them behave.
The smart home upgrades with the best payoff are a leak shutoff valve, a smart thermostat and smart switches in the rooms everyone uses. Fix Wi-Fi coverage before any of them, because a weak signal is behind most devices that drop offline.
First, three upgrades that are not gadgets
- Wi-Fi that reaches the edges. Doorbells, cameras and outdoor plugs live at the far end of the house. If your phone struggles on the porch, so will they. Fix coverage first; a mesh system is usually the simplest way.
- Power where devices go. A wired doorbell needs a working transformer; a camera needs an outlet within cable reach. If an electrician is in the house anyway, ask for these, and for a neutral wire in the switch boxes you might automate later.
- A written list. Which hub each device is paired to, which app controls it and where the Matter setup code is. The person who inherits your house, or you in three years, will be grateful.
Smart upgrades, ranked by payoff
| Job | Pick | Network | Why this one |
|---|---|---|---|
| Leak shutoff | Aqara Smart Valve Controller T1 | ZigbeeMatter via Aqara hub | Clamps onto the valve you have and closes it when an Aqara leak sensor fires. Needs an Aqara hub. |
| Thermostat | Nest Learning Thermostat (4th Gen) | Matter | Schedules the most expensive system in the house. Check wiring compatibility first. |
| Wall switches | Lutron Caséta Dimmer Kit | Clear Connectvia Lutron Smart Bridge | Keeps the house usable for guests and family while lights still follow schedules. |
| Door lock | Aqara Smart Lock U400 | Thread | Keyless entry for everyone, with the physical key kept for emergencies. |
| Robot vacuum | Roborock Q Revo | Wi-Fi | Pays back in time, not money, once the dock handles the chores. |
| Curtain motor | SwitchBot Curtain 3 | BluetoothMatter via SwitchBot Hub | The bedroom sunrise schedule is the one people keep using. |
Trends worth noticing in 2026
The newest smart home devices share a few directions, each visible on the listings checked for this site.
- Assistants built on large language models. Amazon's current Echo listings are labeled for Alexa+, and Google's newest Nest Doorbell offers Gemini features with a Google Home Premium plan.
- Hands-free locks. Aqara's U400 uses ultra-wideband to unlock as a supported phone approaches; one long-form review by Derek Seaman describes it as the first smart lock with UWB.
- Detection on the device. Cheap cameras such as the Wyze Cam v4 now list person, package, pet and vehicle detection running on the camera rather than in a paid cloud.
- Docks that do more. Robot vacuum docks now wash mop pads with hot water and empty the bin for weeks, per Dreame's listing for the L60 Ultra.
- Matter grows up. Aqara's documentation for the U400 lists Matter 1.4 over Thread. Newer Matter versions add device types such as locks and energy reporting that early Matter left out.
One trend to wait on: robot vacuums with arms. Roborock's Saros 10R shows where the category is going, but the only Amazon listing found during this check was not a new unit.
FAQ
Questions people ask
What home upgrades add the most value?

Are smart home upgrades worth it for renters?
Only the ones that leave with you. Plugs, bulbs, sensors and a curtain motor qualify; thermostats, switches and locks need the landlord's agreement.
